                            MINUTES
          Present:  Barry Horst - Chair, Bob Burgess - Clerk, Michael McDonough
               Also Present   Dan Monks - Zoning Administrator,
          Jim Sullivan - BCRC
Meeting was called to order at 5:00 p.m.
Scenic resources Inventory
Jim Sullivan provided an update on the development of Bennington's Scenic Resources Inventory.  A draft of a portion of the inventory, including several pictures were reviewed.  Jim will continue his work on the project and update the Planning Commission on his progress in a few weeks.
Large Scale Retail Bylaw Proposal
Bob Burgess moved to approve the proposed Large Scale Retail Bylaw and to hold a public hearing on June 30, 2004 at the Bennington Firehouse.
Charles Copp seconded the motion.
The motion passed by unanimous vote. (See attached Resolution)
UMU District
The Commission discussed how to proceed on modifications to this Zone.  The commission agreed to gather and organize information on infrastructure, historic integrity, architectural featured, roadway capacity, Town Plan, etc. regarding the UMU Zone to aid in the development of appropriate modifications to the zone.
